Yes, always. Permitted development does not cover a new dwelling, so a full planning application is required. The council has 8 weeks to determine a straightforward application. We either work alongside your architect or bring ours in to prepare and submit it.
Typically 9 to 14 months from foundations to handover for a single home, once planning is granted and the drawings are settled.
Full RIBA Stage 4 to 7 delivery, which means technical design through construction, handover and aftercare. We run the programme so the brickwork, joinery and services arrive in the right order.
Yes. We look at plots before you commit, because what a site will realistically take, and what it will cost to build on, is far cheaper to find out before exchange than after.
